Get Your Tucker Home Ready to Sell

Tips on getting your home market-ready for prospective buyers.

So you’ve made the decision to sell your home. Now what? It takes a lot of mental preparation to let go of a space you’ve grown to love, and the process of selling your home can be particularly strange if you are still living in it. You have to keep your home clean and tidy at all times in order to quickly accommodate your realtor and potential buyers. "Don’t just clean – really clean," Jessica Crocker, a broker at Tucker's Georgian Home Realty, told Patch. "I mean, 'eat off the floor' clean!" Here are some tips that will make your home more presentable to buyers, and also help you prepare to move into your new digs. Last but not least, do a walk-through pretending you are a prospective buyer. Note the things that turn you off and fix them…

Short Sales: Not for the Faint of Heart

Short sales, the road less traveled. What is it? Who is affected?

As I write this article about short sales, I am doing so with fingers crossed. I have been waiting for about seven months for one of my short sale listings to close. The buyers have been very patient but they are beginning to get restless. But first one may ask, “What is a short sale?” When the loan amount is higher than the market value of a home, the seller cam do a short sale with the lenders permission to sell the home at a loss to the lender. The lender agrees to take less than the buyer owes on their mortgage. This has been very common over the last few years and could continue to be a necessary influence on our marketplace for several years to come. According to the information from the Certified Distressed Property Expert site the …

Ashton Woods Adds App to Reach Mobile Customers

The free app is available for iPhone and Android devices, and uses "geofence" technologies to alert users of communities.

Ashton Woods Homes is the latest company to develop an app to reach customers who are on the go, and it's available on both iPhone and Android smartphones, and tablets, too. Using the Ashton Woods Homes app, potential homebuyers can browse communities and property listings to receive detailed information. Users can also call or email sales agents from the app or save their favorite communities for future reference. Using GPS technology, the Ashton Woods Homes app will let users sort community listings by distance and receive directions based on their current location. The app also includes a geofence, which puts a virtual perimeter around each community. When a user crosses the geofence, they receive a real-time message alerting them about…

Tucker Realtor Offers Suggestions for Affordable Upgrades

Jessica Crocker emphasizes affordable upgrades that help sell houses quickly.

Recent years proved bleak for the American real estate industry, and Tucker homeowners experienced this downward spiral firsthand. On May 1, online real estate marketplace Zillow estimated the average Tucker home value at $130,200, a 21.9% decline from the year before. Even now, however, viable strategies exist for people hoping to sell homes in the Northlake, Tucker and Smokerise communities. Tucker native Jessica Crocker, a broker with Georgian Home Realty and certified home stager, points out a fact easily overlooked in the current market - buyers are still out there. “If it’s priced right, it will sell,” says Crocker, “but you have to be able to be patient with it. It’s a process.” Crocker offers several suggestions for homeowners …

A Pair of Tucker Mortgage-Meltdown Incidents

Tying the big picture to the home front

In these times of struggle and travail regarding finances, few locations have a happier lot than does Tucker.  Last week, readers saw, for example, that the rate of foreclosure seems much lower in Tuckerian zip codes than in many of those adjacent to it.  The same tilt toward Tucker would likely prove true among other social indicators as well--so that unemployment would be less, income more, job security greater, and so on. At the same time, no community can wholly escape a general crisis--the very universality of a problem causes its tentacles to extend to every corner of the socioeconomic firmament.  Thus, at a minimum, many dozens of Tucker homeowners have faced seizure of their domiciles, and virtually all property …

Foreclosing on a Dream

A worldwide crisis from the point of view of an arctic Tucker night

At the current moment, only worries about jobs and unemployment likely outrank concerns about foreclosures and related fears about property--loss of value, rises in taxes, etc.  As far back as three years, according to the Associated Press, Georgia was eighth among States in terms of properties facing bank seizure, with roughly one out of every 140 households in such distress.             A year ago, the overall data that is most readily available and up-to-date indicated that  the Peach State was seventh in the national queue.  For third quarter, 2009, that meant that 33,300 homeowners faced the loss of hearth and household, up 25% from the previous year and now hovering at a rate still closer to one per cent.              The…
